Downtown Nashville Condo Sales: April 2009 Market Report!

 Results for Downtown Nashville Condo Sales for the month of April 2009 are in!  Represented in these 10 closings are Academy Square, Bennie Dillon, Bristol on Broadway, District Lofts, the Viridian and the new Terrazzo!

The results for March 2009 were a bit stronger and I look forward to seeing what happens during the summer!

Nashville has seen quite a bit of downtown development lately and there are currently LOTS of condos to choose from!

Don't forget that if you are a first-time buyer, there is an $8,000 tax credit awaiting you if you purchase before December 1, 2009!

Green Hills Condo Sales: April 2009 Market Report!

 

Well here it is - the April 2009 Market Report for Green Hills condos - there were not as many closings in April as there were in March 2009, but there were several closings anyway!

The Hillmont, Arden Place, Georgetown, The Villager, Burton Hills, Versailles, The Hillsborough, Estes Glen, and Hillsboro Place Condominiums were all represented in April's closings. 

I am really looking forward to seeing how the summer months fare!

April 2009: Nashville's Oak Hill Market Report

Well, I hate to be the bearer of bad news, but after a great March 2009 in Oak Hill, there were NO CLOSINGS in April 2009.

There are currently 35 homes on the market in the Oak Hill subdivision of Nashville, TN, and two of them have contracts on them, so we may see them close in May. 

Currently, the average LISTED price per square foot in Oak Hill is $263.18, with a median LISTED price of $224.25.  The price range is from $349,900 for 2460 square feet to $5,950,000 for 10,822 square feet.

Well, here's to hoping for a better market report in May!

Newest Report from the Greater Nashville Association of Realtors is Out! April Stats!

Here is what the Greater Nashville Association of Realtors had to say about April 2009 Home Sales:

GREATER NASHVILLE HOME SALES DECLINE; PENDING SALES CONTINUE TO INCREASE

 

There were 1,604 home closings reported in April, which represents a decline of 24.9 percent from the 2,135 closing reported in April of last year. Year to date closings are off 28 percent.

 

The median price for a single-family home was $164,500 in April and for a condo it was $149,900. This compares with median residential and condo prices of $180,000 and $162,000 respectively during April of 2008.

 

Pending sales are increasing each month, with 1,865 pending at the end of April.

 

Inventory is almost exactly where it was at this time last year. However, each category other than farm, land and lots, is actually down. That category is likely to remain where it is until homebuilding activity increases.
